Buying an 'obra nueva' in Spain is known to provide a better return on investment than for the purchase of a pre-owned home, as well as better energy efficiency and finishes. But it's not all advantages.

Another CON: We found that renderings in sales materials can differ greatly from the finished product. In our case, these differences, noticed during construction, were enough for us to move to terminate the sales contract - after paying the 10% deposit - and negotiating with the seller for its return. We considered ourselves lucky that we were able to exit the contract and found another (existing) property to buy a few months later.
